7 Signs You Need a New Roof, Not Just a Repair

Knowing when a roof needs full replacement rather than another patch saves you from pouring money into repairs that only delay the inevitable. Here are seven signs the roof is at the end of its life.
1. Age
Most asphalt shingle roofs last 20 to 25 years. If yours is near or past that and showing wear, replacement is usually smarter than repeated repairs.
2. Curling or buckling shingles
Shingles that curl at the edges or buckle in the field have lost their weather seal and are letting water creep underneath.
3. Granules in the gutter
Asphalt shingles shed protective granules as they age. Finding piles of sand-like grit in your gutters means the shingles are wearing through.
4. Bald or missing shingles
Visible bald spots, cracked shingles, or gaps after a storm expose the underlayment and invite leaks.
5. Daylight in the attic
Go into the attic on a sunny day. If you see daylight through the roof boards or find water stains and damp insulation, the roof is failing.
6. Sagging roofline
A dipping or sagging ridge can signal trapped moisture rotting the decking or even structural issues. This is urgent.
7. Recurring leaks
If you keep patching leaks in different spots, the roof system as a whole is giving out, and chasing leaks one by one wastes money.
When repair still makes sense
A young roof with isolated storm damage or a single bad flashing point is worth repairing. But when multiple signs appear together on an aging roof, replacement is the honest, cheaper-in-the-long-run answer. Getting a few professional inspections will confirm which camp you are in.
